Can I skip this month mortgage if I'm refinancing next month?
I bought my house a year ago at a very high interest rate. and I have made all my payments on time every month. But now I am in the process of refinancing my mortgage with my current lender to a lower interest rate. And they said I should close by the end of July. Can I skip July1st mortgage because basically it is only interest. I tried to take out money but the appraisal came in too low. And I need the money to pay several outstanding bills

How much for refinancing fees using Amerisave?
I'm trying to refinance my house through Amerisave at 4.375 % APR but they want $8900 at closing to cover all the fees. My wife and I think this is an absurd amount of cash for this. The lender says I will get back $2600 in escrow, and won't have to pay mortgage for 2 months, so a lot will come back, but we'll still be out around 3K. Has anyone here dealt with these guys, and are they legit?Thanks in advance,John

What is the average monthly savings when doing a mortgage refinance?
My wife and I are in the process of refinancing our mortgage but we are unsure if the deal makes sense or not. Currently we have a 30yr FHA fixed loan with a rate of 6.5 %. Our broker has presented us a streamline option where we can get a 5.5 % rate today without having to buy down the rate. After some calculating we would only save around $108 month and it would take approx. 3.25 years to recoup the fees and start to see some savings. Our plan is to sell the property in about 5 6 years so that's why we are hesitant to lock and proceed with the deal. Thoughts please, thank you.

Refinancing with an existing loan with same bank?
I'm new at this yahoo answer thing. i feel i didn't explain myself correctly. I had a loan of 355,000.00 dollars for a house i bought 2 years ago, well before there new regs i believe. 1 year ago i was fortunate enough to put 100,000.00 down to my morgage to bring it to 255,000.00 a savings of 6to7 hundred. Now i want to refinance to lower my rate and monthly payments with the same bank. it would not call for any money exchanging hands. just a few dollars to but down to a lower interest rate. Now the problem is they say i don't make enough to refinance, i dont meet there ratio quota. But i'm ok to pay the higher morgage as far as there concern, now does this sound like an oxi moron. My point is no one including me should have to meet a quota when it comes to wanting to lower your payments to make life easier for home owners to pay there morgage back to the bank. The only thing i can think of that would allow them to drop this crap on individuals as my self is because they know i can pay the higher amount and they want more money. So my ? is do they have these things in place to keep me from refinancing when i already have there money i'm not asking for a loan with not enough income to get it, I ALREADY have it i'm either an idiot or these bankers are morons.

I don't know if its possible to refinance my husbands auto loan if his auto loan has an attached loan. He recently needed a loan and the only way they offered him a loan was to refinance his auto loan and it left him with a high interest and such so is that still possible for refinancing? And if it was just refinanced for the additional loan just back in may is it possible to refinance in july for lower interest rate or is refinancing to close together bad? And if the bank that has the loan right now if they have lost the bill of sale and owner documentation does that make it impossible for me to refinance the car? thanks.

Should I refinance my mortgage?
I currently am one year in on a 5 year fixed ARM at 5.5 %. I can refinance into a 30 year fixed at 5 %. The payments come out to be about the same I guess from the closing costs of the refi. I know I will need to refinance before the ARM is up anyway. Is it worth refinancing now or should I hold off a couple years?

Do you think we should wait to do something on the construction loan until after the refinance closes? Can a collection prevent a home refinance?
Quicken Loans is telling me that I need to pay off a collection from an apartment complex before they will move forward with refinancing my home. Problem is, I cant afford to pay the collection AND all the refinance fees. Can they do that? In Texas, creditors cant take your home over a debt. So why does this matter? Would the collection get removed if I started payments on it or would it stay there and just reduced as the amount goes down? I find this pretty STUPID that I cant get a loan over 1 collection.

Should I refinance my 80/20 mortgage to a 30yr Fixed FHA?
I've had my house for about four years with an 80 20 mortgage. 80 is 30yr Fixed at 6.5 %, and the 20 is at 15yr fixed balloon at 7.25 %.I now have someone who will refinance me into an FHA 30yr Fixed at 5.5 %. The monthly payment is only $60 cheaper and I have to pay $2000 in closing cost and another $2000 upfront PMI.Another factor in the equation is my house is in the Metro Detroit Area so the price has dropped since I bought. I bought at 172000 and it's probably 155000 now. She has got me an appraisal much higher that will enable me to refinance with the FHA, but I'm wondering if this is worth refinancing. It seems to me I won't break even for at least two more years on the closing costs alone. And I'm also hoping to sell the house within the next five years when conditions turn. Could someone tell me if I should or should not do this or some aspect I might be missing here?Thanks in advance
